Turn Your Water Off!

Just a quick reminder that if you are leaving your mountain home, please turn your water off at your customer valve when you leave.  This will prevent any leaks from frozen or broken pipes in your absence.
While it is important to turn your water off any time you leave your mountain home, it is especially important when there is a danger of freezing temperatures.  Leaks and broken pipes can and do  occur year round, but when there are freezing temperatures, it can cause pipes to freeze and break.  If your water is not turned off, this could cause a lot of problems, damage and waste a lot of water. 

Remember, you are responsible for all the water that runs through your meter, regardless of why it ran through.  So if none of the above reasons are incentive enough for you to turn your water off, then perhaps the thought of paying for water that ran and ran and ran from a leak will be.

Leaks can occur anywhere along a water line inside your house our out.  Leaks aren't always visible from the street either.  They can be underground and not visible or inside the house, where no one can see them.  We ready meters every other month, so that is generally when we find evidence of them.  However, a lot of water can be lost during that time.  We have no way to monitor the water usage at each home here in Pine Cove and unless someone sees or hears water running, leaks can sometimes go undetected for long periods of time.

Don't let this happen to you!  It only takes a minute to turn your water off and prevent all of the above problems.

Whatever your motivation, please heed our advice and turn your water off each and every time you leave your mountain home.  It is so much better to prevent a disastrous leak than to deal with one upon returning to your mountain home.

Turn off your water!

Just a reminder, yet again.  If you are leaving your mountain home, please turn your water off at your customer valve.  This is the single most important thing you can do to prevent a water leak.  Many times leaks are able to run unnoticed until we read meters and find a large amount of water was used.  In this colder weather, pipes can freeze and burst.  Many people think that a leak will produce a visible puddle of water or some other visible sign, but that isn't always the case.  If it is underground, it might not be noticeable and if it is in the house, that wouldn't be obvious either. Turning your water off at your customer valve will prevent any unwanted surprises.  We repeat this often because we see it happen time and time again.  We cannot say this enough.

If you do have a leak, you will be responsible to pay for all the water that runs through your meter, regardless of the cause.  Many people think that if they have a leak, they do not have to pay for the water that ran through their meter during the leak.  This is not the case.  We are required by our Board of Directors to bill for all water usage, regardless of the reason for use.  So this is another good reason to turn your water off at your customer valve when you leave your mountain home.  It is better to be safe than sorry.

New Year's Resolution

Are you turning your water off at your customer valve when you leave your mountain home?

I hope so.  If you are not, you should be.  Why, you might ask.  The weather is nice, no snow, no freezing temps, why bother.  Why indeed!  Because leaks can happen at any time, day or night, winter or summer.  While it is true that pipes don't freeze in the summer, you can still develop a leak and if your water isn't off, this can turn into something quite unpleasant. 

So please, make it your New Year Resolution to turn your water off at your customer valve any time you leave your mountain home.  If you do not know where your customer valve is or how to turn it on and off, please call us at 951-659-2675 during normal business hours, which are 9 am to 4 pm, Monday through Friday, and we will send someone out to show you where it is and how to turn it off.  As the old saying goes, an ounce of prevention is worth a pound of cure.

Freezing temps

When I went out to feed my chickens this morning, their water was frozen.  It was inside their coop, so this tells me that it was pretty cold last night.  That being the case, we would like to put out this reminder to everyone because it is the single most important thing you can do to prevent broken or frozen pipes.  Please remember that any and all water that goes through your meter is your responsibility.

Please, turn off your water at your customer valve when you leave your mountain home!

Post Thanksgiving

Hope everyone had a wonderful Thanksgiving holiday!  The weather could not have been more beautiful.  What a pleasant experience being at the Tree Lighting Ceremony and not freezing!  It was so much more pleasant.  That, plus they didn't make us wait forever to light the tree like they did last year.

This week looks to be fairly nice as well, so enjoy the good weather because you never know when it will abruptly end.  If you haven't already prepared your home for the upcoming winter season, now would be the time. 

Wrap any exposed water pipes, disconnect outdoor hoses from hose bibs, insulate water pipes in uninsulated areas under your house and cover hose bibs with insulation socks.  These may seem like small measures, but they help prevent frozen water pipes.  And as always, please turn your water off at your customer valve when you leave your mountain home.  It is really the single most important thing you can do to prevent a leak or damage from frozen or broken water pipes. 

Last year we had several leaks in unoccupied houses due to the water being left on.  It is a simple matter to just turn the water off at your customer valve.  If you forget to do it, you can give us a call at 951-659-2675 and we will be happy to go out and turn it off for you for the fee of $15.  This is much more reasonable that what the cost of a leak or broken pipe would be.

A little preparation this time of year goes a long way.

More snow on the way!

Well folks, it seems as if winter is off to an early start.  Just as the snow melts away from the last storm, another one is on the way.  I was so hoping for a longer autumn.  However, the snow is good for the water shed, so I guess we cannot complain because we certainly don't want to get back into drought conditions.  But when autumn is your favorite season, it seems a shame to have it cut short.

As a reminder, please turn your water off at your customer valve anytime you leave your mountain home.  It is the single most important thing you can do to prevent a leak or a frozen or broken pipe. 

Each winter, several of our customers face high water bills and damage to their homes due to pipes freezing and breaking and leaks going undetected.  If your water is turned off, you can avoid all of these problems.  Turning your water off at your customer valve is quick and easy.  If you do not know how to do it or if you are unsure where your customer valve is, give us a call.  We will be more than happy to come out during normal business hours and show you where your customer valve is and how to turn it off. 

Remember, it is like the old saying, "An ounce of prevention is worth a pound of cure!"  Another incentive for turning your water off when you leave is the fact that should you develop a leak, you will be responsible for paying for all the water that runs through your meter.  People seem to think that when they have a leak,  their water bill will be forgiven or reduced.  However, that is not the case.  Each homeowner is responsible for paying for all the water that runs through their water meter.  While we can work with you to make a payment plan should you find yourself in this situation, we cannot just forgive the bill.  We don't want to see any of our customers in this situation, so take a minute and turn your water off when leaving.

Turn Off Your Water

Well folks, it is time once again to remind everyone to...

Turn off your water at your customer valve when you leave you mountain home.

Every winter people experience leaks, broken and frozen pipes and a lot of it can be prevented by one simple act.  We cannot emphasize this strongly enough.  When you leave your mountain, take a minute and turn you water off at your customer valve.  It is that easy and that simple and will save you a world of headaches, not to mention money. 

If you develop a leak or a break on your side of the meter, you will be responsible for all the water that runs through your meter and this can add up to quite a large water bill depending on the size of the break or leak and the length of time it runs.   Many people are under the misconception that if they have a leak, they do not have to pay for the water used.  This is incorrect.  If the water runs through your meter, no matter the reason, the home owner is responsible for paying for that water.  I am not sure why people think they don't have to pay for the water when they have a leak, but every time someone has a leak, we hear over and over again that they thought they didn't have to pay for the water lost. 

So please, do yourself a favor.  Just turn off your water when you leave.  That way when you come back to visit your mountain home, you won't be hit with any unpleasant surprises or bills.

Heads Up! Weather change coming

Well it is that time of year again folks. The weather can change on a dime and while we have been enjoying nice weather these past few weeks, there is change afoot.  There is snow in the forecast for tomorrow.

Tonight: A 20 percent chance of rain after 11pm. Increasing clouds, with a low around 32. West wind between 5 and 15 mph, with gusts as high as 20 mph.

Friday: Rain showers likely before 11am, then snow showers. High near 34. West wind between 15 and 20 mph, with gusts as high as 35 mph. Chance of precipitation is 80%. New snow accumulation of 1 to 3 inches possible.

I guess 1 to 3 inches isn't too bad for the first storm of the season, but I am enjoying this fabulous fall weather and would prefer to keep it at least until December.   However, moisture is always needed and welcome, so should we receive some, I will not complain. 

So make sure you are ready for snow.  It is better to be safe than sorry because the weather can be unpredictable at this time of the year.  As always, remember to turn your water off at your customer valve when you leave your mountain home.  This is the single most important thing you can do to prevent leaks.  Please take a minute and check the side of the blog for more cold weather tips.

Also, if you have animals outside, please be sure you provide for them in this colder weather.  A warm, dry shelter out of the elements is essential as is fresh food and water, no matter what the weather is.  Remember, they depend on you to provide for all their needs and it is your responsibility as a pet owner to provide what they need.

Monday Musings

How is your summer going so far?  It is the last week of July and summer is flying on by.  Hope you are having a good one.  Everything is pretty quiet here the water district.  We are keeping busy working though as there is always something to do here.  We are still giving out $25 gift certificates to your restaurant of choice if you spot a leak and report it.  So keep your eyes peeled, even though it is summer.  Leaks can happen at anytime, so we must always be vigilant.  If you spot one, just give us a call and we will go check it out.  If it is a leak, we will go pick up your gift certificate and give it to you. 

As always, we would like to remind everyone to turn their water off at their customer valve when they leave their mountain home.  Leaks don't take a vacation or only happen in the winter, so an ounce of prevention is worth a pound of cure, as they say.  Isn't it better to be safe than sorry?  It only takes a minute to do and can avert a potential disaster.  If you do not know where your customer valve is, please call the office at 951-659-2675 during normal business hours, and we will send one of the boys out to show you where it is and how to turn it on and off.  Everyone should know where they customer shut off valve is.

Please, Turn Your Water Off!

Wel,l it happened again.  Someone left their mountain home without turning their water off and developed a leak. This was very BIG leak and luckily someone spotted it and turned their water off before it got even bigger.

I know we sound like a broken record, but this is exactly why we keep singing the same old song.

WHEN YOU LEAVE YOUR MOUNTAIN HOME, PLEASE TURN OFF YOUR WATER AT YOUR CUSTOMER VALVE!

This one small action can save you from some very big problems.  All the water that runs through your  meter is your responsibility to pay for.  We cannot forgive a water bill because you had a leak.  In most cases of really big leaks, had the water been turned off, this would not have happened.  So again, we are sending out the message to please turn your water off when you leave your mountain home and protect yourself and your property.

New Bills

We mailed out the February bills last Friday on Feb. 4th.  You should have received your new bill by now.  If you have not, please give us a call at 951-659-2675.   The new bills are due by February 25th.

The new rate increase went into effect as of February 1, 2011.   Many people seem surprised by this, however, in November of 2010, we sent out a news letter that contained this information as well as the date for the public hearing that was held on this proposal in January.  We would encourage all our customers to please read any information that we send out, as it generally contains important information.  We would also like to invite you all to attend our monthly board meetings as well as public hearings.  These are matters that concern our customers and we encourage everyone to attend and find out what is going on. 

If you have any questions on your new bill, please feel free to stop by the office between the hours of 9 and 4, Monday thru Friday,  give us a call or email us at info@pcwd.org and we will be happy to answer your questions.

We also sent out a notice that we are now able to accept Visa, MasterCard or Discover cards as a payment method.  There is a $2.50 convenience fee that is charged by the company that processes these transactions for us.  We do not get that money.  Our billing system is NOT online and we can not set up automatic payments on one of these cards for you.  We apologize for any confusion there may be in this matter.  If you would like to use a credit card to pay, you may do so over the phone or come into the office. 

As a reminder we encourage everyone to TURN YOUR WATER OFF AT YOUR CUSTOMER VALVE when you leave your mountain home.  Leaks can occur at any time of the year, even in nice weather.

Meter Reading Today

With Sunday's storm, we weren't sure we would be able to read meters, however, the boys got out yesterday and were able to make a start on it.  They will be out today as well, although this morning is a little challenging, since things are frozen over.  Hopefully, every thing will thaw out in short order this morning and we are not expecting any further problems.

Bills will be sent out later this week and will be in the new format.  We hope everyone likes the new billing style and finds them easier to deal with than the old postcard style bills.  We are anxious to hear your feed back on this. 

There is still a possibility of leaks that have not been detected.  If we notice any unusual water use on any one's account, Becky will be calling to notify the property owner.  Several were found in January, but there could be more that have not yet been discovered.  If you are not a full time resident, please make sure you have turned your water off at your customer valve.

Finally Friday

This is the last Friday in January. Monday, the boys will be out reading meters. January has been a rough month fraught with leaks. Several customers had substantial leaks and many more had smaller leaks. Once the meters are read and the bills prepared, Becky will be able to tell if anyone else has a leak that has not yet been discovered. If she sees a substantial jump in water usage, she will notify the property owner. We try to be alert to leaks at all times, however, it is ultimately the property owner's responsibility to find and fix leaks that are on their side of the meter.

I know we sound like a broken record here, but we have to keep saying this over and over again because many homeowners do not heed this warning.

The single most important thing you can do when you leave your mountain home is turn the water off at your customer shut off valve.

If the water is shut off at the customer valve, then you will avoid frozen and broken pipes or leaks. If you develop a leak while you are away from your home, an awful lot of water can pass through your meter before you ever find out about it. This can cause a lot of damage if it is inside your house. Not all leaks are detectible either. If they are underground or inside your home, we cannot always spot them and have no way of knowing there is a leak until the meters are read.

If you do not know where your customer shut off valve is or how to shut off your water, please give us a call at 951-659-2675 and we would be happy to come out and help you. Just call during regular business hours of Monday thru Friday from 9 until 4 and we will send Jerry J. or Jeremy out as soon as possible.  We are here to help and we hope you will contact us if you are unsure of how or where to turn your water off.

If you are off the hill and would like us to go out and check your home, we can do so.  There is a $15 fee for this service, however, if you are unsure if you turned your water off and cannot get back up on the hill to check for yourself, having us do it for you is the safest way to go.  That way you will know your water is off and you wont' have to worry about leaks developing while you are away.  It is like the old adage, an ounce of prevention is worth a pound of cure.

Billing

Next week we will be sending out the first bills of the New Year. There seems to be some confusion about this, so I am going to try to clear up some misconceptions.

Bills go out every other month on the even months. The billing months for the year are as follows:

February, April, June, August, October and December.

The bills go out on or about the 1st of these months. They are due on the 25th of the month they are received. If a payment is not received by the 25th, a reminder letter will be sent out. We cannot single out people and not send the letter. The billing program is set up to send letters to each account that has not been paid and it would be too time consuming to pick and choose who gets them. If your account is outstanding, no matter the reason, you will receive a letter. This is just a reminder that your bill has not been paid. This is a courtesy that we provide to our customers just so they are aware that the due date has come and gone and we have not received their payment.

If you feel you are going to be late in paying, please give Becky a call at 951-659-2675 or email her at Becky@pcwd.org. Let her know what is going on and when you might be able to pay. She is always happy to work with you on your bill.

If you do not pay it by the 10th of the following month, a $15 late fee will be accessed to your account. Many people get upset by this, but by the time the 10th rolls around, it has been about 6 weeks since the bills were sent out and we are approaching the next billing period. The best way to avoid this charge, is to send in your payment in a timely manner. If this isn't possible, please call us at 951-659-2675.

If you do not receive your bill in the mail, this does not mean you do not have to pay it. You are responsible for the amount due regardless of the efficiency or lack there of, of the United States Postal Service. We are changing from postcard type bills to bills in a business sized envelope, in hopes of resolving the problem of misplaced postcard bills. However, once the bills leave our office, we have no control over what happens to them as they go thorough the postal system. We often hear, "I never got my bill" as a reason for not paying. If you do not get your bill, please give us a call, email us or stop by and we can let you know the status of your account and the amount due, if any. This approach will save you from having a late fee added to your account.

If you are a renter, it is up to you and your landlord to work out an arrangement to pay the water bill. The District does not get involved in working out agreements between a homeowner and a tenant. If you are renting out your property, please be sure to let your tenant know who is responsible for paying the water bill. If your renter will be paying, please inform them of the total due in a timely manner so they have adequate time to come in and pay the bill.

Please remember that you are responsible for all the water that runs through your meter. There seems to be a misconception that if you have a leak, you do not have to pay for the water that was lost in the leak. This is not true. If it ran through your meter, you are responsible to pay for it, regardless of the reason it was used. Our Board of Directors sets the policy on this and we, as water district employees, have to follow said policy. If you disagree with this, the best course of action is to write a letter to the Board of Directors and they can put it on the agenda for review. We do realize that a leak can cause an unexpected hardship with a large water bill, so we are, in certain instances, able to work with you should you be faced with this dilemma. Again, call us and talk to us about it and we will be happy to help you as best we can.

You can pay your bill by check, cash or credit card. If you choose to use a credit card you can do it in person or over the phone. There is a $2.50 convenience fee charged by the company that processes our credit card payments. Stop by and say hi, we love seeing our customers.

Meter Reading

Next Monday, January 31st, the boys, Jerry J. and Jeremy, will be out and about reading meters. If you have a leak that has not yet been detected, this should alert us to it. As usual, Becky will call any customer who has an unusal increase in their water consumption. We have been diligently looking for leaks all month long, but sometimes they are not visible or even outside. Once the meter is read, then we can see how much water was used at each household and notify those who we feel might have a leak.

For those who are not full time residents here, now might be a good time to come up and check on your mountain home. The weather is absolutely gorgeous, the snow has melted and you could get a good look around your property. If you haven't turned your water off at your customer valve, now would be the perfect time to do it.

Second Reward

We have had another person turn in a leak and will receive a $25 gift certificate to one of the local restaurants! We are grateful to have customers who are so vigilant and are reporting leaks when they see them.

End of week

We made it through another week! The weather has been superb, which makes life much easier, however, we still want everyone to be vigilant about turning their water off when they leave their mountain home. The past two weeks have been a whirlwind with temperatures freezing and then thawing, which led to several leaks around the Pine Cove area. Two were very substantial leaks and were found by Pine Cove water district employees. The "boys", Jerry & Jeremy, spent quite a bit of time out and about checking part-time homes for leaks.

Many part-timers called or emailed us in response to our email and had us go check their homes. We are very pleased with the response we received because this is the first time we have sent out a bulk email like this. We are hoping this becomes an effective way to communicate when we have a situation such as we did the past two weeks. We feel this was a very effective and efficient way to contact our customers to let them know there was a problem.

This single act takes just a couple of minutes and can save you from a world of problems. Why not take this simple step and prevent a problem before it occurs? It is important to remember that customers are responsible for all the water that runs through their meter, no matter the reason.

2 Leaks Found

We found two very big leaks. One yesterday at an unoccupied cabin and one this morning at an unoccupied house that is for sale. These two leaks make up a large part of the excessive water demand we have been experiencing since last week, however, there are probably still more leaks out there.

Jerry J. and Jeremy are out and about trying to find any leaks they can. If you are off the hill, please call a neighbor to check and make sure your water is turned off at your customer valve. Or you can call us and we can go out and turn it off for you for $15. As pipes begin to thaw this week after last weeks colder temps, it is prime time for leaks to appear.

What many people don't understand is that the customer is responsible for all the water that goes through their meter, even if the reason is a leak, a frozen pipe or a burst pipe. This can add up to some very large water bills. That is why we so strongly recommend over and over again, that you turn your water off when you leave your mountain home. It saves a homeowner from diaster.

If a pipe leaks or breaks inside your home, you not only have to pay for a large amount of water, but for all the damage done to the home as well. If your water is turned off, all of these scenarios are eliminated and you can rest assured that your mountain home is safe from possible water leaks and damage. It only takes a few minutes to walk outside and turn it off. The peace of mind is certainly worth a few minutes of your time.

We will continue our search for leaks and we hope all homeowners will check their properties as well or give us a call at 951-659-2675. Prevention is the best policy when it comes to water leaks.

FIRST REWARD!

Great News! We have had someone turn in a leak over the weekend! He wins a gift certificate to one of our local restaurants. We appreciate his keen eye. So that is one more leak stopped. Remember if you spot a leak, call us! You can reach us at 951-659-2675 Monday thru Friday from 9 until 4.

After hours you can call the emergency number at 951-294-8282. It is important that we find these leaks and get them stopped. While several have been found, there are still more out there. So if you spot a leak, call and let us know and lunch will be on us!
